SAP ENERGY PERFORMANCE CERTIFICATE FOR A
‘NEW BUILD’ PROPERTY OR A CONVERSION WHERE PLANNING HAS BEEN REQUIRED, BUILT SINCE APRIL 2008 – a SAP EPC for one DOMESTIC property costs from £130 + VAT
TO ESTABLISH EXACTLY WHAT YOU NEED, WE HAVE TO GET A BIT TECHNICAL
There are two types of EPC for a residential dwelling, which depend on the date the property was built or converted from a different style of property (eg Anything that requires Planning Permission, such as a Warehouse to Flats or a House to 2 Flats or similar)
- If built/converted before April 2008, you require the standard EPC for an ‘Existing Dwelling’ – technically this is called a RdSAP EPC and an Assessor will visit the property to produce it, and these cost between £35 and £45 depending on post code.
- If either a Domestic or Commercial property built/converted after April 2008, you need what is sometimes referred to as an ‘On Construction EPC’ although technically known as a SAP EPC. This is usually the responsibility of the Builder/Developer and if built after around 2010/2011 there should almost certainly have been one produced at the time of the build. The period between the two is a grey area as to whether the Developer should have produced one when built as it depends on the terms of the Planning terms for the property at the time. If the Developer did not need to produce one, it is the current Domestic property Owners responsibility to have a SAP EPC produced before the property can be marketed. These cost in the region of £130 to £150 + VAT for a single house, depending on size/complexity of the property.
- If built after April 2008 AND there have been alterations of a reasonably substantial form to the property (say an extension or major changes to the glazing or heating system etc), then the cheaper RdSAP can be produced, as the original Architect’s plans will no longer be an accurate Plan. If a RdSAP EPC can be provided, it will be of a much lower cost than a SAP EPC, and we can advise on that point.

WHAT YOU WILL NEED TO PROVIDE FOR A SAP EPC
The Assessor does not visit your property and produces the SAP EPC from the Architect’s Plans submitted to Building Control, and they would need to be provided to us. We would provide you with the schedule of documents required, and the Assessor produces the SAP EPC from your documents provided.
COST for an individual SAP EPC
Property up to 2200 sq ft/200 sq m (incl the Garage and Outhouses) £130 + VAT
Property over 2000 sq ft/200 sq m (incl the Garage and Outhouses) £150 + VAT
If you are not VAT registered, the cost of the above can be £145 (No VAT) and £165 (No VAT) by using a non VAT registered Assesssor, who would invoice you rather than ourselves
If you are a Developer with multiple properties, there can be large discounts depending on the volumes and complexity – eg Development of 100+ x 2 bed flats cost £50+ VAT each.
